92 East Ave: Setting a Precedent

Today, 92 East Ave is in a bustling corner of downtown Saratoga Springs. But 10 years ago, all that stood were a few forgotten buildings. In what became a pivotal project for this city corridor, Balzer and Tuck designed a 16,700-square-foot office building that ushered new life into the area and set a precedent for future growth.

Key Challenges and Solutions

  • Positioning the building atop a ledge stone base, 92 East Ave commands the busy city intersection
  • Despite a dramatically inclined lot, on-grade entries were created at both the front and rear of the building
  • A two-story glass atrium ushers in natural light and acts as a wayfinding beacon for visitors
  • Wood, stone, and steel elements balance historic and contemporary design
  • Custom Douglas fir columns and light brackets unite the design with Adirondack influences while the gabled roofs tie it to regional agrarian structures
  • Roof stormwater is abated with a stone cistern system
