2 West Ave Mixed Use Development Design

Balzer and Tuck were selected to design a mixed-use building on a previously undeveloped 2.8-acre site at the northwest entrance to the City of Saratoga Springs. The firm introduced a contemporary aesthetic while respecting the existing historical neighborhood and successfully led the programming and design of 60 residential apartments and 5,000 square feet of commercial space.

Key Challenges and Solutions

  • Initial collaboration with nearby residents and business owners to ensure buy-in and support and prevent potential challenges
  • An L-shaped design directly addresses the busy intersection and redefines the city gateway
  • Scaling from a three to four-story structure connects the building with neighboring residential and commercial districts
  • Private garages and an interior lot provide ample public and private parking options for residents and commercial customers
  • The ground floor is slightly depressed, taking advantage of the subtle topography to create much-needed separation from street traffic
  • A facade punctuated with recessed units and balconies enhances privacy for residents
